## Why a local team for bathroom remodeling in Montgomery & Lake Conroe

Historic Montgomery and the west side of Lake Conroe are home to some of the area’s most desirable waterfront and golf-course properties, including Bentwater and Walden. We build lake homes designed around views, outdoor living and boat access, roughly 20 miles from our Willis office.

A primary bathroom should feel like a private retreat. We plan generous showers, double vanities with real storage, soft layered lighting and finishes that stay beautiful in Texas humidity.

## What affects projects in Montgomery & Lake Conroe

### Lake-level and shoreline rules

Construction near the shoreline must respect flood elevations and San Jacinto River Authority rules for docks, bulkheads and other structures on Lake Conroe.

### Designing for views

Waterfront homes are planned so main living areas, the primary suite and outdoor spaces face the lake while managing west sun and glare.

### Waterproofing is non-negotiable

We install sheet or liquid-applied waterproofing membranes behind all wet-area tile and flood-test shower pans before tile goes in.

### Humidity control

Correctly sized, ducted exhaust fans on timers keep mold and mildew out of a bathroom in our humid climate.
